Why is my monthly payment higher than the bank's advertised rate suggests?

Two reasons. First, the advertised rate usually applies only for the fixed period — after that the loan reverts to three-month EIBOR plus a margin, which is what most of the term is actually priced at.

Second, life and property insurance are charged on top of the instalment. We show them separately so you can see the true monthly outflow rather than a headline number.

What is the stress test, and why does it reduce what I can borrow?

UAE lenders do not assess you at the rate you are offered. They add roughly two percentage points and check that your total monthly obligations — the stressed mortgage payment plus car loans, personal loans and 5% of your credit card limits — stay within 50% of your income. That debt burden ratio, not the headline rate, is usually what caps the loan.

Can I finance the DLD and agency fees?

Some lenders allow up to 6% of the purchase price to be added to the loan to cover the DLD transfer and agency commission, and some do not allow it at all. It lowers the cash you need on the day but raises what you borrow and repay. The calculator assumes you pay fees in cash; an advisor can model the financed version against your specific lender.

Does using the calculator affect my credit file?

No. Nothing here touches Al Etihad Credit Bureau. A credit check only happens once you formally apply through a lender and give consent.

How accurate is the cash-upfront figure?

The fee structure is accurate — DLD at 4% plus admin, agency at 2% plus VAT, trustee, mortgage registration at 0.25%, bank processing and valuation are all real UAE costs. What varies is the processing fee your lender agrees and whether the seller has outstanding service charges, which we cannot know in advance.
